Curbside Christmas Tree Collection 2018

Although we stated in an earlier post that Miami Dade County would not be picking up Christmas Trees, we have received a notice from the Department of Solid Waste Management (DSWM) that they will have crews out to pick up any discarded christmas trees in mid January 2018.  If you are unable to take your tree to the nearest recycling center located at 8000 SW 117th CT, you have the option to leave you tree curbside, but only on our designated pick up week.  Collection will occur by zones, in which we have been designated as zone 3, and therefore pickup for this area is scheduled to begin the morning of January 22nd and end on the evening of January 26th. Recycled trees will be chipped and given away as mulch for those interested. Any trees placed curbside before the morning of January 22nd or left out after the evening of January 26th will receive warnings followed by removal by the Association with the cost of removal billed back to the member so please be mindful of the pickup dates to avoid any charges. Those that do not wish to take their tree to the dump to recycle or wait until the 22nd for curbside pickup have the option of chopping up the tree and placing it in their green container for pickup.

Citizens’ Crime Watch of Miami-Dade 42nd Annual Awards Ceremony

Jeff Kaslofsky, our Board President, was honored at the 42nd annual Citizens’ Crime Watch of Miami-Dade Awards Ceremony which was held on December 15th. He was awarded the Crime Watcher of the Year (County) award. Also in attendance were Carlos Amézaga, our Board Vice President, and Scott Galya, our Community Association Manager. This event recognizes law enforcement and individuals who were most helpful to Citizens’ Crime Watch throughout the year.  It also celebrates the bridges built between law enforcement and citizens in order to enhance crime prevention in local communities.  We would like to thank Miami Dade County Police Kendall District for the nomination as well as Commissioner Daniella Levine Cava for inviting us to her table at the event. The Close of 2017 at Devon-Aire Villas #1

It's hard to believe that 2017 is near its end. A great deal has been accomplished this year despite Irma's unwelcome visit.  Every year the Board of Directors sets an agenda to improve the community by performing routine repairs, property maintenance, new works, etc.. as well as increasing community involvement and awareness by inviting members to participate in community and local events. These are a few of those accomplishments:
  • For the first time in a very long time, all member accounts are current.
  • Park benches have been installed on Park West.
  • Additional dog pull bag station installed on 106th St entrance to Park West.
  • Collection Policy and Procedure was updated which, among other things, changed the annual assessment due date from January 1st to February 1st.
  • Rules & Regulations were updated.
  • After numerous member complaints, we finally managed to get FPL to repair the original light post on the East side of the community which had been broken for the last two years.
  • Began Phase 3 of the lighting project on the East side of community.  Light poles have already gone up at the cul-de-sacs and light fixtures installed.  We are waiting for the directional drilling to take place in order to power the lights.
  • Held a food truck event at Park West which was sponsored by Xfinity/Comcast.
  • The vacant seat on the Board was recently filled by Carlos De Jesus. We wish to thank him for accepting the seat.
  • We continue to host community Crime Watch meetings every 4 months to bring greater awareness about crime in the area.
  • Members of the Board continue to attend regular CAC meetings at the MDPD Kendall station where they forward any members concerns at those meetings.
  • Members of the Board & community members attended numerous MDPD sponsored events such as Coffee with Cops, Cookies with Rookies, etc.. to bridge the gap between police and association. 
  • There was no special assessment levied for Hurricane Irma cleanup because previous and current directors serving on the Board had the forethought to reserve just for that day.  The Board of Directors will begin discussions in 2018 on re-funding that account. 
  • The community was cleaned up in record time after Irma because we were prepared financially.
  • Entrance signs were repaired and restored.
  • Entrances were cleaned up and remulched in time for the holidays.
  • Members have raised concerns at numerous Board meetings regarding traffic issues on 122nd Ave and their inability to safely exit the East & West side of the community.  Members of the Board brought those concerns to Commissioner Cava's office which has requested a traffic study.  That traffic study was started on 12/17.
Although we didn't have enough residents this year to establish a quorum in order to conduct business for the 2017 annual meeting, the Board would like to take this opportunity to thank all residents who were able to attend and stayed for the December Board Meeting.  Your attendance helps us immensely during the year and helps us chart future improvements & direction in the community.

With the Holidays soon coming to a close, we would like to remind residents that have christmas trees or unused gift boxes to dispose of after the holidays to please observe the following.
  • Trees: When disposing of your tree please cut them up and place them in your green garbage containers if you can. You may have to remove/cut a portion of the top of the tree so that the lid of the container can close. Do not place them outside in front of your villa as they will not be picked up by Miami Dade garbage collection and will instead be picked up by the association with the cost billed to your account.
  • Gift boxes: Please place all gift boxes and wrapping paper into plastic bags and place them in your green garbage containers. Do not place any items outside of the green containers, they will not be picked up by Miami Dade garbage collection.
With all that said, the Board of Directors wishes our members & residents and their families a Happy Holidays and a Happy New Year. We look forward to seeing you at our January 4th, 2018 Board meeting.

Devon-Aire Villas Landlord of Year: 2017

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. Recognition is not solely limited to members living in the community, but also to members that rent out their homes which show a positive ongoing relationship with the Association and conduct their business as landlord with a high degree of professionalism.  Although their ownership within the community is more of an investment, they still care enough about the community they have an ownership interest in to in ensure their units are well maintained and that their tenants follow community rules ensuring that our community remains a very desirable place to live.

The member chosen as the 2017 Landlord of the Year at Devon-Aire Villas # 1 is Mr. Chan Fai Lo.  Mr. Lo has owned units within our community since 1997 on both the West and East side of the community. Whenever the Board or Property manager have contacted him regarding any issues regarding his properties or tenants he has always been quick to take action to resolve the problem as well as following up on what measures he has taken, many times personally.  His willingness to work with the Board and Property Manager in this way goes above and beyond what would normally be expected. At our December 5th, 2017 board meeting our Board President, on behalf of the Board of Directors, presented the Devon-Aire Villas #1 Landlord of The Year award in recognition of all he has done to ensure our community remains a pleasant place to live. The Board of Directors wishes to thank you both for all the hard work you have put into your villas and are proud to have you as a member of the community.

Villa of the Quarter: December 2017

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Their efforts really make our community a very desirable place to live.



The home chosen for the 4th Quarter of 2017 belongs to Brenda Fernandez who lives on 111th LN and is home to her parents, Mr. & Mrs. Jorge Fernandez have lived in the community since 2014. Since moving in they have put in a lot of work into their home both inside and out making it stand out from those around it. On December 3rd, 2017 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheese Cake Factory gift card to Brenda Fernandez and her parents. The Board of Directors wishes to thank you for all the hard work you have put into your villa. We are proud to have you in the community.

MDC Bulk Waste Pickup Has Resumed

Miami Dade County announced that they have resumed scheduling bulky waste pickups. The county suspended services on September 11th after Hurricane Irma came through Miami Dade County to focus on county wide cleanup efforts.

Please take note that members must contact the Association prior to scheduling a pickup and again once they have received the county's service request number.  To do so, use our Contact Us page.  You can also leave a voicemail message or text message at (305) 859-1462.  Please be sure to provide your unit's address or account number in your message along with the service request number.  Members failing to contact the Association will receive a warning and if not resolved within 24 hours, will have the bulk waste removed by Association with the costs of pickup billed back to the member.

Members may request service by calling 311, using the 311Direct mobile app from their smartphone or by going online by Clicking Here.  Members may not place bulk waste on the common areas, the street or on other members properties.  Members must pay special attention when placing appliances outdoors for pickup such as refrigerators, stoves, etc.. These items must have their doors removed prior to placement outdoors as this is a safety issue and also Florida law.  If placing mattresses outdoors, they must be wrapped in plastic as required by Miami Dade County. Members failing to take due care when placing appliances or mattresses on waste piles as required will have those items removed by the Association with the costs of pickup billed back to the member.

2017 Notice of Annual Meeting & Election of Officers

The 2017 Devon-Aire Villas Homeowners Association # 1 Annual Meeting & Elections of Officers is scheduled for December 5th. In compliance with Devon-Aire Villas Homeowners Association # 1 Bylaws and the Florida statutes governing HOAs, a notice was mailed 15 days prior to our scheduled annual meeting which includes proxies. Sign-in will commence at 7:15 PM and the meeting will promptly start at 7:30 PM. The meeting will be held at 14373 SW 142nd ST. A quorum of 30% of eligible voters is required to conduct business. In the event you cannot attend the annual meeting, please pass your (signed) proxy to another homeowner to ensure business can be conducted. If you are able to attend, we highly encourage you to do so.

AT&T Infrastructure Upgrade

We have just received notice from AT&T that they have a project underway in our community in which they will be upgrading their existing infrastructure as part of job #8MW02315N.  During the days and months ahead, members & residents will see the increased presence of AT&T and their contractor Mastec on the property.  Although AT&T has stated that their planned start date is slated for July or August of 2018, members have already called in stating that they have observed some of their crews surveying the property.  When AT&T is ready to work in your section, they will leave door hangers at member's doors 2-3 days before they are scheduled to begin.  Once work commences, members will notice digging and boring throughout the community by AT&T contractors, some of which may go under easements found on members properties.  They have assured us that any disturbed areas will be restored at the end of construction.  Any member experiencing any issues as a result of AT&T activities is asked to Contact Us so we can address those issues on your behalf.  You can see the AT&T's notice sent to us along with FAQ by Clicking Here.  We will notify members again once we have more accurate start dates.

Community Cleanup & Bulk Waste Pickup Suspension

Last week we completed the cleanup of the community debris piles scattered throughout the community that were created after Hurricane Irma. Miami Dade County Solid Waste Management came through the community and picked up a great portion of that debris and the Association picked up whatever was missed. Currently Miami Dade County Solid Waste Management has temporarily suspended bulk waste pickup as they focus on cleanup efforts throughout the rest of the county.  They have no ETA on when services will resume, although some have estimated it could take as long as mid-December. As a result of this suspension, we ask that members refrain from placing any bulk waste in front of their unit. Debris piles are like magnets, attracting others to dump on those piles and if allowed to persist at a member's unit until December, anything anyone places on that pile becomes that unit owner's headache. Anyone found placing bulk waste in front of their homes will contacted and instructed to take their debris to the waste collection center located at 8000 SW 107th Ave in order to avoid an Association waste pickup which will result in extra fees for that member.  Once the county resumes bulk waste pickup services, we will let everyone know.

Your alternatives at this time, if you don't have a way to take that debris to the county waste collection center, are to hire a private waste pickup company of which there are several.  You can look into Bagster @ https://www.thebagster.com.  You purchase a $30 bag at Home Depot, Lowes or Amazon which then stores the bulk waste and you then schedule a pickup online when done filling the bag. They charge $149 for a pickup of up to 3,300 pounds of yard waste and concrete however they do have some restriction on other items so please be sure to read through their terms of service before electing to use them. Please contact us prior to using any private waste pickup company if bulk waste will be left in front of your unit to avoid any Association waste pickup charges.  You can also place a classified ad on Nextdoor.com to see if there are folks willing to take the debris to the dump for you.  If you have any questions or concerns, please Contact Us.

Storm Shutters

This is an important reminder to members which still have storm shutters in the closed/secured position or storm panels installed that they should be opened/unsecured if they have the accordion/roll down shutters or uninstalled if they are panels.  It has been 30 days since Hurricane Irma has come and gone, yet many members still have their shutters closed or installed.  This is a health and safety issue and our rules & regulations prohibit this beyond the officially declared hurricane season or unless hurricane conditions are expected to occur within 36 hours unless the unit is unoccupied in which case the member should have contacted the property manager.  We ask members to please take action promptly to avoid fines.  Members which are unable to comply due to health or other issues and need someone that can assist them in removal are asked to contact the property manager.  Please refer to our community rules & regulations for further information.

Crime Watch Meeting: 10/12/2017

A Crime Watch meeting has been scheduled for Thursday, October 12th at 7PM.  It will be held on the West side, main parking on SW 111th Lane next to the park.   Click Here for location.  We are asking that you make every effort to attend.  It is only because of those involved that we have been able to keep crime low and it is all due to those who participate in Crime Watch that this is possible.  Crime Watch doesn't work if you only get involved after you have become a victim of a crime.  

As always, a Metro Dade Police Officer will be at the meeting to discuss crime trends in our area, statistics, news of interest as well as to answer any questions from attending residents.

This is to inform our members that the annual assessment invoice for $502.20 has been mailed out. We wish to thank all of our members that pay their obligation on time. The funds collected are used in the day to day operations and maintenance of our community. Our current Collections Policy & Procedure for Annual Assessment can be reviewed online by Clicking Here. To avoid any potential issues we ask that you observe the following:
  • If you do not receive your assessment invoice by October 15th, please contact us by visiting http://devonairehoa1.blogspot.com and selecting “Contact Us” to let us know.
  • Payment is due on February 1st, 2018.
  • Members may pay by Check, Money Order, eCheck or Credit Card.

  • Checks & Money Orders must be made payable to Devon-Aire Villa Homeowners Association #1, Inc and MUST be mailed in with your assessment coupon to ensure that processing of your payment is properly credited to your account.
  • Please do not submit your payment using your Bank's bill payment system. If you wish to pay online, please pay by eCheck to ensure that processing of your payment is properly credited to your account.
  • All checks or money orders MUST include that member’s account number in the memo field. Checks MAY NOT be post dated. A member paying by check must ensure that their check has enough funds to clear. Any check which is returned due to insufficient funds will have those costs added to their account balance and will be notified of these costs. A member whose check does not clear will be considered delinquent after the past due date.
  • A late fee will be applied to all assessments received after the payment due date.
  • Delinquent assessments shall bear interest from the due date at a rate of 6% per annum.
  • A member whose account is forwarded to the Association Attorney due to non-payment is responsible for all costs associated with the recovery of their obligation to include interest, fees and all legal costs incurred. These costs will not be waived by the Association and must be paid in full by the member before any legal action is considered resolved. The home chosen for the 3rd Quarter of 2017 belongs to Regina Kaslofsky who lives on 111th LN and is a longtime resident of the community, having purchased her home in 1977. Ms.Kaslofsky has recently been hard at work in her garden at the front of her home as well as other home improvements such as her new decorative security bars which gives her home a distinct character. On September 24th, 2017 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Bone Fish Grill gift card to Ms.Kaslofsky. The Board of Directors wishes to thank you both for all the hard work you have put into your villa. We are proud to have you in the community.

Attempted Burglaries on Villas East & West 9/13/2017-9/20/2017

We received a couple of reports of attempted break ins on the East & West sides of the community but due to all the hurricane Irma activities both prior and after the storm, we have fallen a little behind on notifying our members.  We apologise for the delay.

On September 13, we received a notification from a member residing on SW 122nd CT that someone attempted to break into the rear of their home.  A combination of the storm panels & pin on the sliding glass door thwarted whoever was attempting to break in.

On September 20th, we received a notification from a member residing on SW 110th ST CIR S that someone had attempted to break into their front door, but the alarm scared the culprit away.  This happened at around 8:40 PM.  Police were not called initially because after an initial inspection of all door and windows, there were no obvious signs as to why the alarm went off, but with the morning sun, it was determined that someone tried to force the front door and police were subsequently called.

Please stay alert for any suspicious activity.  The basic rule of thumb is if you see a possible crime in progress, call 9-1-1.  If you wish to report suspicious activity, please call the non-emergency number at (305) 476-5423.  Please pay particular attention to individuals loitering in the guest parking areas or other parts of the community and if observe anyone circling around the community that should not be there, walking in and around homes or just someone who seems out of place, please contact Police.  Miami Dade Police is now authorized to ask anyone to leave the property that has no business in the community.  After you contact Police, please let us know as well by using our Contact Us page or by calling us at (305) 859-1462 and leaving a message.  Messages left at this number are monitored 7 days a week by all members of the board.

Post Hurricane Irma

The Association has been busy with cleanup efforts since Irma came and paid our community an unwelcomed visit. Although we still have some post cleanup work happening throughout the community such as signs, bulletin boards, tree stumps on common property, etc.., we do see the light at the end of the tunnel.  The Association would like to take the time to thank members and tenants in the community for their cooperation during this time.  By helping to keep the debris piles free of anything that is not plant material, you are doing your part to help and speed up Miami Dade County's recovery efforts. We do ask members however, if they have regular bulk trash to please refrain from placing it outdoors if possible until such time as Miami Dade County resumes normal bulk trash pickups.  The Association was prepared this time around and had the funds in reserve in order to quickly begin cleanup which means that there will be no need to pass a special assessment to cover the cost of cleanup. The Board of Directors will review the cost of cleanup during Irma and begin to plan on refunding our hurricane reserve fund starting with the 2019 fiscal year.

On a separate topic, this is to remind members that lost roof shingles, suffered roof damage, had fence damage, etc.. an ACC form must be submitted to the Association prior to performing any exterior repairs upon their units.  In particular, it is important to remember that rear and front home fences must be of Shadow Box design.  Any member replacing a rear or front fence which is not of that design will be required to remediate the installation which will end up costing more money.  The same for roof repair or installations.  All roof installs and repairs require an ACC.  If a new roof is being installed, a Miami Dade County permit is also required.  Any roof work that is performed in the community which does not have an approved ACC or a Miami Dade County permit will be stopped by the Association. Hurricane Irma: Cleanup

South Florida dodged a bullet and were spared the worst of Hurricane Irma, however she did cause an enormous amount of damage to the trees on the property as well as our member's front/rear fences, roofs, cars, etc... Members of the board went through the community on Monday morning to assess the damage and had some crews begin clearing some of the trees blocking roads. Cleanup efforts will continue throughout the next several weeks. Members are asked to place plant debris in community piles.  Miami Dade County has requested that yard trash not be mixed with other household trash such as furniture, carpeting, etc... so please keep it separate to speedup the cleanup process.

If you have a tree in your front yard that suffered damage during the storm and are unable to clear the tree, the Association will be entering those properties to take care of those issues as time permits to assist you. Hurricane Irma Preparations

Hurricane Irma has South Florida in its crosshairs, with landfall expected sometime between Saturday and Sunday. We hope that our members are taking this storm seriously and have begun preparations to secure their homes.  During preparations, we are asking our members to please NOT place any bulk waste of any kind out in front of their homes. Hurricane Irma is expected to be a Category 4 storm when it reaches Florida and any unsecured debris that is left outdoors could become a projectile. Anyone having any bulk waste will need to take that waste to the Sunset/Kendall Trash & Recycling center which is located at 8000 SW 107th Ave while it is still open.  Any member placing bulk waste in front or rear of their unit from Wednesday, September 6th to Sunday, September 10th will have that bulk waste removed by the Association with the costs of removal charged to their account.  Any member observing any illegal dumping within the community is asked to please Contact Us immediately.  This is a safety concern which Association takes very seriously. Resident having any questions or concerns about issues that relate to the coming storm or need references for individuals that can assists them with storm preparations, please Contact Us.

Members of the Board will be on hand after the storm passes to check for any possible damage on the property and coordinate cleanup efforts in the community where necessary. Please keep a copy of our phone number found on our Contact Us page.  In the event that you no longer have access to email, you may leave us voice mail or text us should you need to reach us after the storm.

This Friday's curbside garbage collection might be cancelled.  Before placing your trash out on Thursday night, please check with the MDC Emergency Operations Center (EOC) to make sure pickup hasn't been canceled. Some local news outlets have reported that it has been suspended. Please keep informed and up to date by periodically checking with Miami Dade County's EOC at: http://www.miamidade.gov/emergency. Miami Dade County Police will also posting updates on Nextdoor.com.

Secure Your Home

  • Install hurricane shutters over windows and doors.
  • Bring in all loose items left outside. Objects that are too big to bring in must be securely anchored. Large planters can be placed right next to the house.
  • Fill your car's gas tank as soon as possible if you haven't done so already.
  • Take down hanging plants.
  • Consider checking your car into a public garage or park the car as close to the front of your home as possible. Avoid parking near trees.
  • Close and secure shutters. If you do not have shutters, mount plywood across windows and sliding glass doors.  DO NOT PLACE TAPE ON YOUR WINDOWS as this offers no protection and will be difficult to remove afterwards.
  • Bring in or tie down all loose items from your yard, such as toys, bicycles, patio furniture, grills and garbage cans.
  • Do not leave debris such as trimmings in the yard or along the street. The storm could turn these into missiles.
  • Remove turbine vents on the roof and replace with metal caps.
  • Take down satellite dishes and TV antennas that are secured against the fascia as this will tear up your roof if the winds are high enough.  It should not have been secured that way to begin with.
  • Bring the pets indoors. They should be wearing identification and have a two-week supply of food.
  • By Saturday evening, stay off the roads. It's too late to get supplies by that time, and you'll be competing with people trying evacuate to shelters.
  • Conditions will deteriorate rapidly, sometimes hours before landfall, so get inside and be safe.

Kendall District: Coffee With A Cop

The Miami Dade Police Department Kendall District Major Carmen M. Castro is inviting area residents to come join her command staff and Neighborhood Resource unit for Coffee with a Cop at Killian Café & Grill located at 11740 SW 104th ST on Wednesday, September 13, 2017 from 8:00 AM - 10:00 AM.  Residents can take the opportunity to discuss community issues, learn more about the Officers that serve our community, ask questions, raise concerns or just say hello and enjoy a cup of coffee while there.

NOTICE IS HEREBY GIVEN in accordance with the Bylaws of Devon-Aire Villas Homeowners Association No. 1, Inc. (the "Association"), that the Annual Association Budget Meeting will be held on Tuesday, September 5, 2017, 7:30 PM at 14373 SW 142nd Street Miami FL 33186. A notice was mailed out and posted on the community bulletin boards 15 days prior to this scheduled meeting which included a copy of the proposed budget. The Board of Directors will discuss and adopt the 2018 Budget at this meeting and urge members to attend if possible.

Rules & Regulations 2017

The Board of Directors adopted new Rules & Regulations at the duly and properly noticed meeting held on June 6th, 2017. After adoptions, the new Rules & Regulations were subsequently recorded in Book 30619/ Pages 4903-4916 of the Public Records of Miami Dade County. The newly adopted Ruled & Regulations supersede all prior versions of this document and amends the Rules & Regulations recorded on June 17th, 2016 in OR Book 30117 / Pages 3092-3104 of the Public Records of Miami Dade County.
Prior to the meeting, a member contacted us about a misspelling in Section 6 (ROOF SHINGLES), subsection iii), first bulleted item where the word pleasure had been used instead of pressure and subsequently corrected.  Another correction was made to Section 7 (FENCES), subsection i) where the measurement was incorrectly listed as 1 x 4 instead of 1 x 6 and also corrected.  A change was proposed at the meeting and adopted for for Section 27 (PARKING AND TOWING), subsection v) to read as follows:
27) PARKING AND TOWING:

v) Driveways may be expanded up to 30 feet to accommodate a third vehicle if approved by the Architectural Control Committee.  All driveway surfaces must be professionally installed or extended by a licensed & insured contractor and obtain required Miami Dade County permits before commencement of work.  Expanded driveway must be 3 feet away from neighbor’s property line. Driveways may only be extended with the same material they are currently made with.  i.e., if the driveway is made of asphalt, it may only be extended using asphalt. All driveway surfaces must remain in good repair. Unit owner has the option to replace their asphalt driveway with stamped concrete. Paver brick, regular concrete, loose rock or sand based driveways are not permitted in the community.  Unit owners which currently have an asphalt driveway or unit owners wishing to convert their asphalt driveway to stamped concrete must observe the following:
• Asphalt Driveway: Unit owners must ensure that their driveway is properly maintained. Unit owner must ensure that driveways have no potholes or damage of any kind.  Asphalt driveways may not be painted and remain black in color.  Resealing of asphalt driveways is a regularly required maintenance item.
• Stamped Concrete Driveway: Unit owners are permitted to convert their asphalt driveway to stamped concrete but must receive an ACC approval prior to performing any work.  Stamped concrete driveways may be 21 feet to accommodate two vehicles or 30 feet to accommodate three vehicles.  Design and color options used for a stamped concrete driveway are subject to ACC approval.  Color chosen for a stamped concrete driveway must blend with the color scheme of unit. Approved color used during the installation of stamped concrete driveway may not be changed unless a new ACC approval is obtained. A unit owner having a 21 foot concrete driveway may not extend driveway to 30 feet unless driveway is reconstructed.  Only no-gloss or matte stamped concrete sealers are permitted to be used.  Resealing of stamped concrete driveways is a regularly required maintenance item.
All of our membership will receive copies of the approved Rules & Regulations by mail sometime in August. The Board of Directors kindly asks that all residents please take the time to read the newly adopted Rules & Regulations and if you rent your unit, we also ask that you please ensure that you provide a copy to your tenants or direct them to the online copy found Here. These newly adopted Rules & Regulations should clarify some older Rules as well as expand on others. Vandalized Home: Villas West 8/1/2017

Yesterday, at around 9 PM, a villa that sits behind 122nd Ave had its rear sliding glass window broken by a group of vandals.  The homeowner was at home having dinner at the time with her family.  At first the vandals threw a 2x2 1 foot block of wood at the sliding glass door.  The owner of the unit, upon hearing the impact went to investigate and found the tossed piece of wood in her back yard, but did not see anyone over her privacy wall.  Since the tossed piece of wood did not cause any damage, she thought no more of it and went back inside, however a few minutes later a rock came crashing through, shattering her rear sliding glass door.  She alerted neighbors, called police and her boyfriend went out through the front to see if they could see who smashed the window.  As police arrived, a group of individuals, best described as teenagers, were spotted between the villas located between 122nd Ave & 122nd CT.  They cut through those homes towards SW 111th LN, jumping the fence between those units and into the canal area bearing west and disappearing into Devon-Aire Estates.  Police were unable to locate the individuals responsible.  At this time we are unsure if this was a case of vandalism since it was obvious that the homeowner was home or an attempted burglary gone wrong.  The homeowner is understandably very concerned about the entire situation.

Members of the Board have spoken to the homeowner regarding this incident and within the next few days will also be looking into how to go about closing or blocking access between villas that allow easy access between 122nd Ave & 122nd Ct as a security precaution. Homeowners that sit between 122nd Ave & 122nd Ct will be contacted before any action is taken to seal off those areas.

Please stay alert for any suspicious activity.  The basic rule of thumb is if you see a possible crime in progress, call 9-1-1.  If you wish to report suspicious activity, please call the non-emergency number at (305) 476-5423.  Please pay particular attention to individuals loitering in the guest parking areas or other parts of the community and if observe anyone circling around the community that should not be there, walking in and around homes or just someone who seems out of place, please contact Police.  Miami Dade Police is authorized to ask anyone to leave the property that has no business in the community.  After you contact Police, please let us know as well by using our Contact Us page or by calling or texting us at (305) 859-1462 and leaving a message.  Messages left at this number are monitored 7 days a week by all members of the board.

July 4th Curbside Trash Collection & Recycling

We wanted to remind everyone that Miami-Dade County Waste Management Department will not make the rounds to pick up trash on Tuesday, July 4th.  Please note however Curbside Recycling WILL Take Place so be sure to have your blue recycling bin at the curb by 7 AM on Tuesday morning.

We ask that you NOT place your green waste carts at the curb that day, just the blue recycling bin.  Garbage collection will resume Thursday, July 6th however due to the increased volumes of garbage being picked up that day, it may take longer than usual for pickup to occur.

Villa of the Quarter: June 2017

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Their efforts really make our community a very desirable place to live.


The home chosen for the 2nd Quarter of 2017 belongs to Daniel & Nakita Morales who live on 110th ST CIR E and are new to the community. Mr. & Mrs. Morales had a huge task ahead of them when they bought their home at the beginning of this year. The previous owner had allowed the unit to fall into disrepair and it had been that way for years. Once Mr. & Mrs. Morales purchased the home, they immediately went to work to repair the unit exterior. It was by no means an easy task as they had to deal with rotten wood, rear fence, exterior painting, driveway, windows and roof issues as well as other headaches and when they were done with all of that, they re-landscaped the property. They also did not have much time to spare as Mrs. Morales was expecting. Thanks to all of their hard work, their unit is now unrecognizable from its former self.  On June 10th, 2017 the Board President & Director presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheesecake Factory gift card to Mr. & Mrs. Morales. The Board of Directors wishes to thank you both for all the hard work you have put into your villa and wish to congratulate you on the new addition to your family. We are proud to have you in the community.

Park West: XFINITY Food Truck

On June 10th from 12 PM to 2:30 PM, XFINITY will have a food truck at the guest parking on Park West located at 111th LN offering burgers & hot dogs.  If you happen to be one of the first 40 individuals to arrive, XFINITY will also pay for your meal. At the event, they will also be there to answer any questions you have about your current service and offer information about other products they are offering.  This event is only open to Devon-Aire Villas # 1 residents so come by and bring the family.

Be Alert / Don't Ignore Suspicious Behavior

This is an important reminder to our members and residents in the community to please stay vigilant.  With summer now upon us, it's even more important to stay alert for any suspicious activity that may be occurring around our homes & community.  Already we have received two emails from alert residents regarding suspicious individuals going door to door pretending to offer a service of some kind, but in reality is most likely individuals scoping out potential homes to burglarize.  In these situations, we encourage members to call Police to have them check things out and escort them off the property which is what these member did.  It is important for members to realize that we have signs posted at all our entrances stating that anyone found soliciting or proselytizing door to door within our community is trespassing and can be asked to leave the property by any member of the community or can be reported to the Board & Property Manager by either texting or leaving voicemail at (305) 859-1462.  The reason is simple.  We just have no way of knowing who these individuals are or their real intentions.  If any resident sees suspicious individuals after hours in the guest parking or common areas we also ask that you call Police.  Already we have had a couple of trees on Park West damaged by trespassers after hours.

We have also received a report by an alert resident in Circle South that someone tried to steal the rims off of their car.  She was able to frighten the thieves away by turning the car alarm using her remote and immediately called Police.  Car rim thefts are up in Miami Dade County and residents need to take defensive measures to protect their cars.  Residents with expensive rims should have wheel locks installed and never leave the wheel lock key in the glove compartment or trunks because that's the first place they always look.  Also, turn the wheels of your car once you have parked.  This makes the tires that much harder to remove especially with wheel locks.  Local 10 news had a report on the subject here.

Lastly, with school nearly out, car hopping is sure to return to the area.  Please make sure you leave your cars locked at all times and never leave any valuables in your car.  These individuals tend to always go through unlocked cars because it attracts less attention.  If you see individuals going house to house and checking out cars, call Police right away.
