NOTICE IS HEREBY given, pursuant to Florida Statutes and the constituent documents of Devon-Aire Villas Homeowners Association No. 1, Inc. (the “Association”), a meeting of the Board of Directors of the Association will be held on Tuesday, the 1st day of July of 2025 at 7:30 p.m. at Brickell Property Management, Inc., located at 14373 S.W. 142 Street, Miami Florida 33186. The purpose, among other matters, is discussion, approval and adoption of the proposed Rules and Regulations for Devon-Aire Villas Homeowners Association No. 1, Inc.

The Close of 2019 at Devon-Aire Villas #1

With 2019 coming to an end, we would like to share with our members a few of this years accomplishments. Every year the Board of Directors sets an agenda to improve the community by performing routine repairs, property maintenance, new works, etc.. as well as increasing community involvement and awareness by inviting members to participate in community and local events. These are a few of those accomplishments:
  • For the third straight year, all member accounts are current.
  • We successfully revitalized our community's governing documents. The process of revitalization was a huge undertaking which involved many members of the community with many months of planning and a lot of foot work. Without their efforts, we we would not have seen a successful revitalization.
  • The vacant seat on the Board was recently filled by Rafael Casero. We wish to thank him for accepting the seat.
  • We continue to host community Crime Watch meetings every 4 months to bring greater awareness about crime in the area.
  • Members of the Board continue to attend regular CAC meetings at the MDPD Kendall station where they forward any members concerns at those meetings.
  • Members of the Board & community members attended numerous MDPD sponsored events such as Coffee with Cops, Cookies with Rookies, etc.. to bridge the gap between police and association. 
  • Areas which have lighting installed had their old sign poles removed and their attached signage moved to the adjacent light pole.
  • Entrances were cleaned up and remulched in time for the holidays.
  • Members have raised concerns at numerous Board meetings regarding traffic issues on 122nd Ave and their inability to safely exit the East & West side of the community.  Although Members of the Board took those concerns to Commissioner Cava's office which then requested a traffic study in late 2017. After the study was completed in late 2018 in was determined that the county would install a light at the corner of 106th St and 122nd Ave.  Although we were unable to get a traffic light installed at 110/111 St exits for the East & West side, it is hoped that a light on 106 will help with the traffic is some small way.
One of the projects we had attempted to schedule for this year was delayed due to county permitting issues.  We originally planned on starting the project in early November however unlike previous years, this year the county brought up a 2012 ordinance which requires a guardrail be installed in any parking area facing a body of water. It just so happens one of our parking areas on Park West faces a canal and therefore the county will not issue a permit unless a guardrail installation is part of the sealcoating work. That of course raises the price of the project.  The Board has been working with our contractor to address the issue while at the same time keeping the cost for that installation within our budget.  We hope to get the project on its way by early or late February 2020.  We will send out more information as soon as we are confident of a date.

Although we didn't have enough residents this year to establish a quorum in order to conduct business for the 2019 annual meeting, the Board would like to take this opportunity to thank all residents who were able to attend and stayed for the December Board Meeting.  Your attendance helps us immensely during the year and helps us chart future improvements & direction in the community.

The Board of Directors wishes our members & residents and their families a Happy New Year. We look forward to seeing you at our January 7th, 2020 Board meeting.

2019 Notice of Annual Meeting & Election of Officers

The 2019 Devon-Aire Villas Homeowners Association # 1 Annual Meeting & Elections of Officers is scheduled for December 3rd. In compliance with Devon-Aire Villas Homeowners Association # 1 Bylaws and the Florida statutes governing HOAs, a notice was mailed 15 days prior to our scheduled annual meeting which includes proxies. Sign-in will commence at 7:15 PM and the meeting will promptly start at 7:30 PM. The meeting will be held at 14373 SW 142nd ST. A quorum of 30% of eligible voters is required to conduct business. In the event you cannot attend the annual meeting, please pass your (signed) proxy to another homeowner to ensure business can be conducted. If you are able to attend, we highly encourage you to do so.

Reminder: Meeting Of Owners

This is a reminder to the owners that are members of Devon-Aire Villas Homeowners Association No. 1, 

A Meeting of the Owners will be held on Tuesday, the 2nd day of April of 2019 at 7:30 p.m. at Brickell Property Management, Inc., located at 14373 SW 142nd St, Miami, Florida 33186.  A mailing was sent out to all unit owners within the community at the beginning of March which contained the notice of meeting, proxy and self addressed stamped envelope along with meeting agenda. The purpose of this Owners Meeting will be the revitalization of the Association's governing documents per Florida Statutes 712 and 720.  The revitalization will reinstate without any change whatsoever the current governing documents. The governing document can be found on our website under Documents & Forms and then clicking on Governing Documents.

If you cannot attend the meeting on April 2, 2019, please complete and sign the proxy form you received in the mail, which will count as your YES vote. IT IS VITAL THAT EACH HOMEOWNER SIGN AND RETURN THE PROXY TO INSURE THAT WE MAINTAIN OUR BEAUTIFUL COMMUNITY. September 2018 Board Meeting

This is to inform our members that our normal meeting of the Board of Directors will be held prior to the scheduled Annual Budget meeting on September 4th.  Attending this meeting will be Florida Senator Annette Taddeo who represents our district, district 40Senator Taddeo is researching HOA issues throughout the state and has requested an open discussion with the Board and its Membership for the upcoming legislative session.  As always, we highly encourage our membership to attend any of the regularly scheduled Board Meetings held every month, however we ask those that can attend this September's meeting to make every effort to attend. Meeting will start promptly at 7:30pm.

December 20, 2017

The Close of 2017 at Devon-Aire Villas #1

It's hard to believe that 2017 is near its end. A great deal has been accomplished this year despite Irma's unwelcome visit.  Every year the Board of Directors sets an agenda to improve the community by performing routine repairs, property maintenance, new works, etc.. as well as increasing community involvement and awareness by inviting members to participate in community and local events. These are a few of those accomplishments:
  • For the first time in a very long time, all member accounts are current.
  • Park benches have been installed on Park West.
  • Additional dog pull bag station installed on 106th St entrance to Park West.
  • Collection Policy and Procedure was updated which, among other things, changed the annual assessment due date from January 1st to February 1st.
  • Rules & Regulations were updated.
  • After numerous member complaints, we finally managed to get FPL to repair the original light post on the East side of the community which had been broken for the last two years.
  • Began Phase 3 of the lighting project on the East side of community.  Light poles have already gone up at the cul-de-sacs and light fixtures installed.  We are waiting for the directional drilling to take place in order to power the lights.
  • Held a food truck event at Park West which was sponsored by Xfinity/Comcast.
  • The vacant seat on the Board was recently filled by Carlos De Jesus. We wish to thank him for accepting the seat.
  • We continue to host community Crime Watch meetings every 4 months to bring greater awareness about crime in the area.
  • Members of the Board continue to attend regular CAC meetings at the MDPD Kendall station where they forward any members concerns at those meetings.
  • Members of the Board & community members attended numerous MDPD sponsored events such as Coffee with Cops, Cookies with Rookies, etc.. to bridge the gap between police and association. 
  • There was no special assessment levied for Hurricane Irma cleanup because previous and current directors serving on the Board had the forethought to reserve just for that day.  The Board of Directors will begin discussions in 2018 on re-funding that account. 
  • The community was cleaned up in record time after Irma because we were prepared financially.
  • Entrance signs were repaired and restored.
  • Entrances were cleaned up and remulched in time for the holidays.
  • Members have raised concerns at numerous Board meetings regarding traffic issues on 122nd Ave and their inability to safely exit the East & West side of the community.  Members of the Board brought those concerns to Commissioner Cava's office which has requested a traffic study.  That traffic study was started on 12/17.
Although we didn't have enough residents this year to establish a quorum in order to conduct business for the 2017 annual meeting, the Board would like to take this opportunity to thank all residents who were able to attend and stayed for the December Board Meeting.  Your attendance helps us immensely during the year and helps us chart future improvements & direction in the community.

With the Holidays soon coming to a close, we would like to remind residents that have christmas trees or unused gift boxes to dispose of after the holidays to please observe the following.
  • Trees: When disposing of your tree please cut them up and place them in your green garbage containers if you can. You may have to remove/cut a portion of the top of the tree so that the lid of the container can close. Do not place them outside in front of your villa as they will not be picked up by Miami Dade garbage collection and will instead be picked up by the association with the cost billed to your account.
  • Gift boxes: Please place all gift boxes and wrapping paper into plastic bags and place them in your green garbage containers. Do not place any items outside of the green containers, they will not be picked up by Miami Dade garbage collection.
With all that said, the Board of Directors wishes our members & residents and their families a Happy Holidays and a Happy New Year. We look forward to seeing you at our January 4th, 2018 Board meeting.

District Commendation: Officer Mario Hernandez

At our March 1st Board Meeting, Officer Mario Hernandez of the Kendall District was honored by Commissioner Levine Cava, our District 8 Commissioner, on behalf of the Miami Dade County Board of County Commissioners with a District Commendation for consistently displaying integrity when safeguarding and protecting our streets. In particular he was commended for his response to an October 2015 carjacking that took place in the parking lot of a Winn Dixie located on Bird Road. Through his steadfast determination and police training, he, along with detectives, were able to recover the stolen SUV and able to apprehend the suspected perpetrator of the crime. He was also commended for his response to a call in Dadeland Mall back in December of 2015 during the busy holiday season. He, along with Officers Sierra, provided life saving CPR and assistance to an unresponsive 24 year old female who had overdosed until paramedics arrived. His quick response and determination saved the young woman's life.

The events cited above are only two of the many examples which exemplify this officer's professionalism, diligence and dedication during the execution of his duties. He is a credit to the Miami Dade County Police Department, the Kendall community and the residents of Devon-Aire are lucky to have him patrolling our streets.


On behalf of our membership, the Board of Directors of Devon-Aire Villas #1 would like to thank Commissioner Levine Cava, our District 8 Commissioner, as well as Maria Elena Levrant, Chief of Constituent Affairs, for taking time to honor Officer Hernandez with a District Commendation at our Board Meeting. We are fortunate to have you in District 8.

The Annual Meeting of the Association was held on December 1st, 2015 at 7:30 p.m., at Brickell Property Management Inc., located at 14373 S.W. 142nd Street, Miami Florida 33186. At the Annual Meeting, the Association provided all members who were present, who wanted to be nominated for the election, a candidate application form for the election of the Board of Directors however we did not receive any nominations for candidates.  Unfortunately, a quorum could be established to conduct business, and therefore the current board will continue as directors for 2016. 

The Board of Directors held an organizational meeting and officers and directors were voted as follows President: Jeff Kaslofsky, Vice President: Carlos Amézaga, Secretary/Treasurer: Joan Navaro, Director: Julio Dominguez. The Board of Directors is pleased with the association’s accomplishments in 2015 and looks forward to another great year in 2016. We appreciate all of the homeowners who participate on a regular basis, those who attend our monthly meetings as well as our crime watch program.

2015 Notice of Annual Meeting & Election of Officers

The 2015 Devon-Aire Villas Homeowners Association # 1 Annual Meeting & Elections of Officers is scheduled for December 1st.  In compliance with Devon-Aire Villas Homeowners Association # 1 Bylaws and the Florida statutes governing HOAs, a notice was mailed 15 days prior to our scheduled annual meeting which includes proxies.  Sign-in will commence at 7:15 PM and the meeting will promptly start at 7:30 PM.  The meeting will be held at 14373 SW 142nd ST.  A quorum of 30% of eligible voters is required to conduct business  In the event you cannot attend the annual meeting, please pass your (signed) proxy to another homeowner to ensure business can be conducted.  If you are able to attend, we highly encourage you to do so.
