Car Break-In/Theft: Villas East 12/12/2016

We had two events that seem to have occurred on the same day, but at different times.  A member reported that there was a car car break-in at a home located on Circle West.  The homeowner had just gone to the bank and came home for a second and stepped into their home, leaving valuables inside his locked car.  He was evidently followed and within the small amount of time he was inside his home, the thief broke his car window and took off with his valuables.  The events occurred during the day.  We ask owners to please never leave any valuables in their cars, especially if it is in plain view.  Also, if you are visiting the bank and are withdrawing large sums of cash or removing valuables from a safe deposit box, it is important that you stay aware of your surroundings at all times. If you feel that you are being followed, call 911 or go to the nearest Police station.

The second incident occurred later at night between the hours of 7 - 9 PM on Circle East as reported by the tenant on Nextdoor.com.  Their holiday light decorations, specifically the Star Shower Laser Lights, were stolen from the front of the tenant's home.  Just like last year, these items seem to be stolen very frequently from homes due to their popularity.  We posted about similar thefts in and around our community earlier last week along with some tips on how to secure them.

It goes without saying that if suspicious activity is occurring on or around the property, residents are urged to please contact Police immediately by calling their non emergency number at (305) 4-POLICE (476-5423).  If you believe that a crime is in progress, please call 911.  Do not attempt contact with any person engaging in suspicious activity and instead let Police handle the situation.  It is important that residents always file a Police report for any crime that has been committed against them, no matter how small or insignificant you think it might be.  If a report is not filed, Police have no way to determine crime trends in a community.  After filing a Police report, please let us know so we can alert the rest of or members.

These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Thanks to the many homeowners that take great care of their property our community has become a very desirable place to live. Holiday Light Display Benefiting Autism Awareness

On December 9th, the Christmas Castle display is back. For those of you which enjoy light displays or have small children that do, The Hannah's, one of our neighbors in Devon-Aire Estates, transform their home every year into a castle that puts on a spectacular light show they call the Christmas Castle and do so for Autism Awareness. This is a light display with more than 50,000 lights which are synchronized to holiday music and Disney inspired castle which is 38 ft high. They occasionally have characters at the display. They also put out a fireworks show (weather permitting) on some nights at the end of the show. Folks living on 123rd Place have undoubtedly heard the music playing daily and occasional fireworks. The lights run from Sunday - Thursday from 6PM - 10PM and Friday - Saturday 6PM - 11PM and will run through December 30th. The attraction will be closed on December 12 & 13 this year.  Please check their calendar by Clicking Here.  Donations benefiting autism awareness through the Dan Marino Autism Foundation can be made while there. The display is located at 12331 SW 109th Ter which is a short walk from Devon-Aire Villas #1 West through the 106th Street exit. It can get quite crowded so if you can walk there, please do as there is very little parking. You can visit their web site by going to: http://www.christmascastle.us. If you are unable to go there to see it for yourself, there are some videos posted by the Hannah's for you to enjoy on their website.  Click Here for videos.

Holiday Decoration Theft: Villas East 12/1/2016

It seems we have Grinch visiting people's homes this holiday season. A member living on the 12000 block of SW 110 ST Circle South called us to report that someone came to their home on 12/1/2016 between the hours of 9 PM - 12 AM and stole their inflatable holiday yard decorations. We have also seen similar and recent reports of these types of holiday decoration thefts from residents living in the homes that surround our community. Another resident that lives close to our community also reported that on 11/27 someone came to their home and stole their star shower Christmas lights from the front of their home and actually captured the perpetrators on video. If you have a Nextdoor.com account, you can read more about it and see pictures of the perpetrators by Clicking Here.

We know these types of thefts are disheartening and guarding against them is extremely difficult, but there are a few things you can do to try and deter or make it more difficult for them to remove.
  • Pound a metal stake into the ground directly behind your lawn decoration using a rubber mallet and attach the decoration to the stake using rope or chain in a way that is not easily removable and hidden from view. This will make it more difficult for a thief to quickly come and snatch the decoration from your yard.
  • If you have motion activated security lights on the outside of your home, make sure your decorations are facing them. If a person walks into your front yard after dark the lights will turn on and hopefully scare them away.
  • If you can afford too, make sure you are running the decorations all night to make it harder to steal but be sure they are well secured, including the electrical cord.
  • If you can, make sure that the extension cord can't be easily disconnected from the decoration or the electrical outlet. Use can use zip ties to bind things together.
  • If you have security cameras, make sure they are pointing to your decorations to catch the thieves in action. Also, some security camera systems have the ability to alert you about motion so if you have that feature available, set it up.
Lastly, stay alert for any suspicious activity around your homes and that of your neighbors. The basic rule of thumb is if you see a possible crime in progress, call 9-1-1 right away. If you wish to report suspicious activity, please call the non-emergency number at (305) 476-5423. Please pay particular attention to individuals loitering in the guest parking areas or other parts of the community and if observe anyone circling around the community that should not be there, walking in and around homes or just someone who seems out of place, please contact Police immediately. Miami Dade Police is authorized to ask anyone to leave the property that has no business in this community. After you contact Police, please let us know as well by using our Contact Us page or by calling us at (305) 859-1462 and leaving a message. Messages left at this number are monitored 7 days a week by all members of the board.

'Tis The Season To Be Cautious

With the holiday's already upon on, we would like take the opportunity to remind our members that they should be be extra vigilant as they go about their business.  Some types of crime tend to spike during this time of year, such as home burglaries, car burglaries, thefts at malls & online scams so it is particularly important for members to be aware of their surroundings at all times and report any suspicious activity immediately to Police.  Online scams are the worst to spot since criminals will exploit email, text messages, phone calls and postal mail to scam folks by scaring them into submitting information that can be used to steal your cash or identity.  There are quite a few things that members can do to protect themselves so here are some useful tips to keep in mind this holiday season.
  • Protect Your Home
    • Keep your home well lit at night.
    • Make sure you mail is not visible after delivery and pickup as soon as possible to avoid mail theft.
    • Do not display gifts beneath the Christmas tree or in any way that can be easily seen from the outside.
    • Valuable electronics should never be left out and visible from outside your windows.
    • Keep your rear gates locked at all times.
    • Do not advertise gifts by leaving boxes out and visible during garbage collection and instead, flatten and place them in your recycle bin.
    • If you will be away from home during the holidays, make sure that you and your children do not advertise that you will be away on social media. You should also suspend newspaper deliveries and have your mail held at the post office.
    • Make sure that your home looks occupied by using light timers.
    • For those with storm shutters, you may close them if you will be away, but you must notify us before doing so.
    • Always ensure that you keep your vehicles locked and any valuables, such as phones, tablets, etc.., are hidden or removed from your vehicle to avoid car burglaries.
  • While Shopping
    • Always park in a well lit area if shopping in the evening.
    • When using your debit cards, do not expose your PIN number or if you have the option swipe as credit instead.

    • Be sure to place your shopping items in the trunk of your car and out of sight.
    • Once inside, lock your vehicle’s doors.

    • Any emails, text message or phone calls asking you to click on a link or go to a website should always be treated with suspicion. When in doubt, call your bank or credit card company using the phone number behind your bank or credit card and inform the of the situation.
    • Never reply to unsolicited emails, pop-up messages or texts asking for personal or financial information.
    • Do not call any phone numbers contained in messages. Never open any links or documents contained in these messages as they may route you to a bogus and malicious website which could expose your PC/Phone/Tablet with malware or viruses.
    • Carefully review your account statements and look for any unauthorized transactions.
We Hope that some of these tips are useful to our members and helps them stay safe during this holiday season. The Devon-Aire Villas #1 Board of Directors & Brickell Property Management would also like to take the opportunity to wish our membership and their families a safe, happy and wonderful Thanksgiving.

Hurricane Matthew Preparations

Given the current projected path of Hurricane Matthew, which is moving towards South Florida, forecast models generally project it to pass very close to us, but that could change quickly and at the very least we can expect substantial rain and wind as it passes by us.  We hope that members have taken precautions early by securing their homes and any exterior items such as lawn furniture, garbage/recycle containers and any other loose items that can become projectiles are put away.  Any resident having any questions or concerns about issues in the community that relate to the coming storm are asked to contact us or the property manager.  The Board of Directors and Property Manager have gone through the community several times this week to ensure that any unauthorized bulk trash placed outside of homes was removed by homeowners before the storm arrives to ensure the safety of our membership. Members of the Board will be on hand after the storm passes to check for any possible damage caused by the storm.  This Friday's curbside garbage collection has been cancelled according to MDC Emergency Operations Center, service will resume on Tuesday, October 11th.  Please keep informed and up to date by periodically checking Miami Dade County's EOC located at: http://www.miamidade.gov/emergency/ or Nextdoor.com.

Villa of the Quarter: September 2016

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Ensuring the property values remain high is one of the primary concerns of any HOA and we are no exception. Recent home sales values in the community remain high thanks to the many homeowners that take great care of their property which makes this a very desirable place to live. Homeowners that go above and beyond in the upkeep of their Villa are a big part of that.

The home chosen for the 3rd Quarter of 2016 belongs to Beatriz Hernandez and her mother, Zenaida Castro, who live on 111th LN and have lived in the community for 4 years. Their home has greatly changed since they purchased, with Ms. Hernandez attributing much of the exterior landscaping to her mother. Both have tastefully decorated the outside of their home, giving it extra character. On September 4th, 2016 the Board President & Vice-President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheese Cake Factory gift card to Beatriz Hernandez & Zenaida Castro. The Board of Directors wishes to thank both of them for all the hard work they have put into their villa! We are proud to have you in the community.

Mosquito Control

On May 18th, the Miami Dade County Board of Commissioners amended section 26A-2.1 of the county code in order to authorize and empower the Department of Solid Waste Management to investigate and abate conditions capable of breeding mosquitoes throughout the county and can issue a notice of violation against any individual, corporation, organization, legal entities, etc. found to be out of compliance. Devon-Aire Villas HOA #1, being not-for-profit corporation organized under the law of the State of Florida, falls under that definition and must comply with the amended county ordinance. The Board of Directors, in order to promote the health, safety and welfare of our membership and others living within our community, began to catalog all the catch basins on the property and the drains leading to them a few weeks ago. The Board of Directors, with the help of our Property Manager, Scott Galya, have also been researching what needs to be done to ensure that our community remains as mosquito free as possible. Beginning this month a larvicide which is not harmful to fish, humans or other animals will be placed every 30 days into the 51 drains that lead to the catch basins on the property until December and would resume in May of next year. This will prevent any larval mosquitoes from becoming adults thus reducing their numbers. No type of spraying will be occurring on the property.

This year there have been many stories concerning the Zika virus outbreak which is of particular concern to pregnant women & their unborn child as well as those with compromised immune systems such as the elderly. There is still a lot that is also unknown regarding the log term affects it may have on ordinary folks. The mosquito transmitting this disease is the same one known to infect folks with west nile, encephalitis, dengue and chikungunya as well as heartworm in dogs and cats. It is important that everyone do their part to ensure that there is no standing water on your property that can serve as a breading ground for mosquitoes. Drain water from your units rain gutters if you have them, kiddie pools, coolers, toys, flower pots, jugs or any other containers where water has collected. It is especially important to make sure to discard any bottles, cans, pots or any other items that aren't being used that could potentially collect water. If you have a bird bath or fountain, flush out the water every couple of days. If you have bromeliads or other plants that can collect enough water in which mosquitoes can lay eggs, you should also flush them once a week with a stream of water or sprinkle commercially available Bti "bits" in your plants. You can also place 1 drop of cooking oil every 20 days in a bromeliad's cup which will smother mosquito larvae. Homeowners should perform these checks of their homes at least once a week. Homeowners renting out their units need to ensure that their tenants are performing those checks for them.

If you feel that you are experiencing a mosquito nuisance, you are encouraged to report the problem by calling 311 or online by Clicking Here, then select Property and choose Mosquitoes from the drop-down menu.

SOS 120 Street Committee

Residents of the Crossing formed a committee called SOS 120 Street Committee and contacted us this week asking that we forward the following information to our residents.

Dear Residents:

By now, you may have become aware of an application from Smart Charter Group, LLC, for a Special Exception from zoning restrictions to construct an “Aviation Charter School” for grades K thru 12 on the 9.5 acre property on the south side of 120th Street, at 133rd Avenue, immediately east of the existing London Square shopping center. The existing zoning and use was granted to the present owners, under a 1979 exception for a private school of up to 600 Students. The new application says: “The applicant intends to convert the existing private school into an aviation charter school, and expand enrollment to 3,000 students, by way of Special Exception”

This application effects everyone who resides in and commutes from our area. The developers’ own traffic study (required for its zoning application) says this school will generate an additional 7,400 car trips per day on 120th street. Much of it will be during the peak morning commuting hours. 120th is already over its designed capacity. The Miami Police Department Review of the application states:

The existing traffic conditions in the area and surrounding roads are already overtaxed. The current configuration will expose the area to an increase in the existing excessive traffic during peak times and the lack of adequate egress and access to and from the school onto arterial roadways will require law enforcement intervention in perpetuity to facilitate the movement of said traffic.
The SOS 120 STREET COMMITTEE was formed by residents in the Crossings to oppose the Smart Charter Group’ s application for a zoning exception to allow the school. The response to our initial meeting from area residents and commuters was so huge and so positive, that we are scheduling a joint meeting with the Kendall Federation of Homeowner Associations for August 8th, 2016, to expand our activities in preparation for the next stage in the process. Flyer with the date, time and location can be found Here for English and Here for Spanish.

The purpose of this letter to advise area resident of our activities and invite Association’s members to the August 8th meeting.

The entire zoning application, with exhibits, can be found online at:

Car Rim Theft: Villas East 7/28/2016

A homeowner on Circle North woke up yesterday morning to find their car on blocks with it tires/rims stolen. The owner had their car parked in guest parking at the time and is not exactly sure at what time the theft occurred but it would have been late Wednesday night or early Thursday morning. Anyone having any information regarding this theft is asked to contact Miami Dade County Police and reference report number PD160728284069. We have contacted Police and asked for a watch placed for our community.

It is important to note that this has been a trending problem all around Miami Dade County and has been brought up several times in the quarterly Crime Watch meetings held in the community. The type of car and rims stolen don't really follow a pattern and all cars seem to be targets. It doesn't seem to matter if the rims are custom or if they are regular rims that come with your standard model car. Residents which have alloy wheels/rims should invest in one or two sets of wheel locks to secure their rims and ensure that the key used for those locks is not hidden in an obvious place where thieves will easily find it such as in your glove box or trunk. Car owners should also look into VIN etching kits or services as thieves tend to stay away from parts that have had their vehicle identification number (VIN) etched onto the rims, doors, windows, windshield, etc...

Don't become a victim. Always make sure to lock your cars, especially before turning in for the night. Always make sure that all items of value are never left in cars at anytime. These car burglars usually only break into vehicles which have been left unlocked so don't do them any favors. If you are ever a victim of a crime, please take the time to file a police report. We know that calling police to file report can be time consuming, however Miami Dade County Police now allow you to file a report for certain types of crimes online. Click Here if you need to file a police report. If a report is not filed, there is no way that police can establish trends to help mitigate these types of crimes. You may also file a report by phone by calling (305) 4-POLICE (476-5423).

It goes without saying that if suspicious activity is occurring on or around the property, residents are urged to please contact Police immediately by calling their non emergency number at (305) 4-POLICE (476-5423). If you believe that a crime is in progress, please call 911. Do not attempt make contact with any person engaging in suspicious activity and instead let Police handle the situation. Always Contact Us afterwards to let us know so we can followup with Police.

Rules & Regulations 2016

The Board of Directors adopted new Rules & Regulations at the duly and properly noticed meeting held on June 7th, 2016. After adoptions, the new Rules & Regulations were subsequently recorded in Book 30117 / Pages 3092-3104 of the Public Records of Miami Dade County. The newly adopted Ruled & Regulations supersede all prior versions of this document and amends the Rules & Regulations recorded on May 7th, 2015 in OR Book 29607 / Pages 1045-1061 of the Public Records of Miami Dade County. A change was proposed and adopted for Section 27 (PRIVATE PROPERTY EXTERIOR), subsection iii. To read as follows:
27) PRIVATE PROPERTY EXTERIOR:

iii) No tree shall be excessively pruned, also known as hatracking or flat-cutting. Hatracking is defined as severely pruning a tree by cutting back more than 25%-30% of the tree canopy in violation of Miami Dade County Code of Ordinances, Chapter 24.
All of our membership should have received copies of the approved Rules & Regulations by mail at the beginning of July. The Board of Directors kindly asks that all residents please take the time to read the newly adopted Rules & Regulations and if you rent your unit, we also ask that you please ensure that you provide a copy to your tenants or direct them to the online copy found Here. These newly adopted Rules & Regulations should clarify some older Rules as well as expand on others. Should you have any questions regarding the newly adopted Rules & Regulations, please do not hesitate to Contact Us.

Villa of the Quarter: June 2016

The Board of Directors recognizes members, and in some instances tenants, who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Ensuring the property values remain high is one of the primary concerns of any HOA and we are no exception. Owners who rent their homes and have tenants which take pride in the appearance of the home they are renting ensures the value of the property remains high which benefits everyone in the community.

The home chosen for the 2nd Quarter of 2016 belongs to Sohila Serrano who lives on 111th LN and has lived in the community for 7 years.  You will see Ms. Serrano tending to her front garden on a regular basis and says that gardening and decorating her yard and home is her form of relaxation.  On May 28th, 2016 the Board President & Vice-President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheese Cake Factory gift card to Ms. Serrano. Prevent The Spread of Mosquitoes

Stop mosquitoes from living and multiplying around your home. With the rainy season about to get underway, it is important that homeowners ensure that there are no areas around their home with any standing water.

This year there have been many stories concerning the Zika virus outbreak which is of particular concern to pregnant women & their unborn child. The mosquito transmitting this disease is the same one known to infect folks with west nile, encephalitis, dengue and chikungunya as well as heartworm in dogs and cats. In Miami Dade County there have been 45 reported cases of the disease from folks who had traveled out of the country. In response to these concerns, on May 17th the Miami-Dade County Commission passed a Zika ordinance which gives the county the authority to cite property owners for any standing water violations two days after they receive a warning. If the county is forced to enter upon your property to take care of the issue for you, the homeowner would be liable for the costs of removing any mosquito breeding ground from your property and Miami-Dade County can then place a lien on your property to recover those costs as allowed under the ordinance.

If you feel that you are experiencing a mosquito nuisance, you are encouraged to report the problem by calling 311 or online by Clicking Here, then select Property and choose Mosquitoes from the drop-down menu.

Burglary: Villas East 5/10/2016

A burglary has been reported on CrimeMapping.com (PD160510176037) for a home located at SW 110TH ST CIR W. Several residents called, texted and emailed us concerning a police presence on Circle West with one resident letting us know it was due to a burglary. Although the owner of the affected unit did not contact us, we were told by officers that there had indeed been a burglary a little before 11 AM on 5/10. We were told that the crime was committed by a pair of individuals that gained entry to the home through a window in the front of the home. The owner of the unit was home and asleep at the time of the burglary and was not aware of the burglary that was in progress. The burglars stole jewelry and other items from the home and exited through the front door. An alert neighbor noticed something odd and contacted Police however the suspects were long gone by the time they arrived.

Please stay alert for any suspicious activity. The basic rule of thumb is if you see a possible crime in progress, call 9-1-1. If you wish to report suspicious activity, please call the non-emergency number at (305) 476-5423. Please pay particular attention to individuals loitering in the guest parking areas or other parts of the community and if observe anyone circling around the community that should not be there, walking in and around homes or just someone who seems out of place, please contact Police. Miami Dade Police is now authorized to ask anyone to leave the property that has no business in the community. After you contact Police, please let us know as well by using our Contact Us page. You can also call or text us at (305) 859-1462. Messages left at this number are monitored 7 days a week by all members of the board.

Update: May 14, 2016
This is correction and update to this story.

We spoke with the owner today. She stated that the burglar jumped the rear fence and forced the rear window open not the front window as we reported earlier. The other suspect remained in a Grey Honda civic in guest parking by that home and later moved to the front of the home. Two homeowners noticed the incident and called police right away. Two ladies that were nearby were able to get the tag number of the vehicle, however police determined that the vehicle was reported stolen. Upon hearing sirens, the burglar in the house exited the front door were the grey civic was waiting for him, leaving the front door wide open. Due to alert neighbors the burglar left with only a few items of jewelry due to the short amount of time they stayed in the unit. Although the owner is a little shaken up because her son was home asleep at the time, she wanted to thank everyone for their help. Neighbors being alert ensured that things did not end up too badly for her and her family.
We would like to thank everyone that helped out. Anyone wishing to comment on this story may do so on Nextdoor.com by Clicking Here.

Car Break-In/Theft: Villas East 4/4-5/2016

We are starting to receive reports of the car break-ins that occurred on 4/4/2016 and 4/5/2016.  Homeowners affected by these break-ins did not contact us regarding these crimes so we do not know what sections on East were affected. There were three cars in total reported to Police so far affecting our community with many more reports from residents living in Devon-Aire Estates between 106th ST & 104th ST.  This is no doubt related to the Police chase and subsequent lock down of the West side of the community on 4/5/2016 between 4AM - 9AM in which we sent out alerts on Nextdoor.com.  A news story was later reported by Local10 News (Click Here) about the event. Unfortunately Police were unable to apprehend the suspect.  There has been an increased Police presence in this area for the last couple of months as they look for the individuals responsible for these car burglaries in our area.

Crime Watch Meeting: 3/10/2016

A Crime Watch meeting has been scheduled for March 10th at 7PM.  It will be held on the West side, main parking on SW 111th Lane next to the park.   Click Here for location.  We are asking that you make every effort to attend.  It is only because of those involved that we have been able to keep crime low and it is all due to those who participate in Crime Watch that this is possible.  Crime Watch doesn't work if you only get involved after you have become a victim of a crime.

As always, a Metro Dade Police Officer will be at the meeting to discuss crime trends in our area, statistics, news of interest as well as to answer any questions from attending residents.

Villa of the Quarter: March 2016

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Ensuring the property values remain high is one of the primary concerns of any HOA and we are no exception. Just as last quarter, recent home sales in the community show that prices remain high and units that have been put up for sale are selling within weeks of listing. This just goes to show how desirable it is to buy into our community and homeowners that go above and beyond in the upkeep of their Villa are a big part of that.

The home chosen for the 1st Quarter of 2016 belongs to Barbara Simm who lives on 110th ST CIR North and is a long time resident of the community. As you pass by her home, you can immediately tell that she has a passion for Bromeliads. Her home is surrounded by them and are of all shapes and sizes. Her home is also very well maintained and her well manicured lawn, accentuated by bromeliads, and her perfectly sculpted tree really make her home stand out from those around it. On March 5th, 2016 the Board President & Vice-President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheese Cake Factory gift card to Mrs. Simm. The Board of Directors wishes to thank her for all the hard work she has put into her villa! We are proud to have you in the community.
