Villa of the Quarter: December 2018

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Their efforts really make our community a very desirable place to live.
This quarter the Board of Directors decided change things up and choose the best decorated home for holidays. The choice wasn’t easy.  The home chosen for the 4th Quarter of 2018 belongs to Auxiliadora Lacayo who lives on 110th ST Circle South and has lived in the community for 13 years. She, along with her mother & son, decorated their home in a way that made it stand out from all the rest. Since moving into the community 13 years ago, Mrs. Lacayo has always made sure to keep her unit in tip top shape. On December 15th, 2018 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheesecake Factory gift card. The Board of Directors wishes to thank you for all the hard work you have put into your villa. We are proud to have you in the community.

2018 Happy Holidays


The Board of Directors would like to wish each and every one of our Association members, committee members, residents and their families a very Happy Holiday and a Joyful New Year!  We have much to be grateful for, particularly all of our neighbors and the people who make this such a wonderful community to live in.  It has been a very productive year, with the completion of hurricane cleanup, the completion of the phase 3 lighting project, installation of the last park bench on Park West and the installation of another dog station on Circle South.  Next year will be just as busy as we begin planning the sealcoating project of our private roads and unit driveways.  We realized what an asset our members are to work with every day. As we begin 2019, will begin providing compiled financial statements sometime in the third quarter of the year to ensure we are as transparent as possible with our membership.  We want to thank the Members and residents for all of their feedback and concerns they have provided throughout the year which has allowed us to continue to improve our community. We wish to thank our membership for allowing us the honor to serve you.  May you enjoy the company of the ones you love and may you be blessed with peace and joy throughout this holiday season.

2018 Notice of Annual Meeting & Election of Officers

This is just a reminder that the 2018 Devon-Aire Villas Homeowners Association # 1 Annual Meeting & Elections of Officers is scheduled for December 4th. In compliance with Devon-Aire Villas Homeowners Association # 1 Bylaws and the Florida Statutes governing HOAs, a notice was mailed 15 days prior to our scheduled Annual Meeting.Sign-in will commence at 7:15 PM and the meeting will promptly start at 7:30 PM.  The meeting will be held at 14373 S.W. 142nd St as usual.

A third of the 302 homes that make up the membership of Devon-Aire Villas Homeowners Association # 1 is necessary to establish a quorum and proceed with the annual meeting.   In the event you cannot attend the annual meeting, please pass your (signed) proxy to another homeowner to ensure business can be conducted.  If you are able to attend, we highly encourage you to do so.

Also, for members attending the annual meeting, our community is helping the Miami-Dade Police Department, Kendall District, spread some Holiday Cheer this year.  Several members have donated toys already, leaving them with our community association manager.  If you wish to help MDPD spread joy to a child this Holiday season and can provide a new, unwrapped toy, please bring one to the meeting. Community donations will be picked up by the MDPD Neighborhood Resource Unit (NRU) for their annual toy drive next week.  The Board of Directors would like to thank all members that have contributed.

Holiday Toy Drive

Members of our community are helping the Miami-Dade Police Department, Kendall District, spread some Holiday Cheer this year.  Members have donated toys, leaving them with our community association manager.  Community donations will be picked up by the MDPD Neighborhood Resource Unit (NRU) for their annual toy drive.  If you wish to help MDPD spread joy to a child this Holiday season and can provide a new, unwrapped toy, please leave us a message by using our Contact Us page or leaving us voice mail at (305) 859-1462.  Please be sure to leave your name, phone number and address so we can make arrangements to pick up your donation.

October 2018 Board Meeting

This is to inform our members that at our normal meeting of the Board of Directors on October 2nd, Florida Representative Robert Asencio who represents our district, House District 118, will be in attendance.  Representative Asencio is researching HOA issues throughout the state and has requested an open discussion with the Board and its Membership for the upcoming legislative session.  As always, we highly encourage our membership to attend any of the regularly scheduled Board Meetings held every month, however we ask those that can attend this October's meeting make every effort to attend. Meeting will start promptly at 7:30pm.

The home chosen for the 3rd Quarter of 2018 belongs to Carlos & Rosalaris Meneses who live on 110th ST Circle South. Since moving into the community 14 years ago, Mr & Mrs. Meneses have always strived to keep their home looking great. In Mr. Meneses’ own words, he tries to undertake at least one home project a year whether it’s regular maintenance or other home improvement. Their continuous upkeep makes their home stand out and looking beautiful all year round.  On September 9th, 2018 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheesecake Factory gift card. The Board of Directors wishes to thank you for all the hard work you have put into your villa. We are proud to have you in the community.

2019 Annual Notice of Assessment

This is to inform our members that the annual assessment invoice for $527.31 has been mailed out. We wish to thank all of our members that pay their obligation on time. The funds collected are used in the day to day operations and maintenance of our community. Our current Collections Policy & Procedure for Annual Assessment can be reviewed online by Clicking Here. To avoid any potential issues we ask that you observe the following:
  • If you do not receive your assessment invoice by October 15th, please contact us by visiting http://devonairehoa1.blogspot.com and selecting “Contact Us” to let us know.
  • Payment is due on February 1st, 2019.
  • Members may pay by Check, Money Order, eCheck or Credit Card.
  • To pay by eCheck or Credit Card please visit: http://devonairehoa1.blogspot.com/p/epay.html
  • Checks & Money Orders must be made payable to Devon-Aire Villa Homeowners Association #1, Inc and MUST be mailed in with your assessment coupon to ensure that processing of your payment is properly credited to your account.
  • Please do not submit your payment using your Bank's bill payment system. If you wish to pay online, please pay by eCheck to ensure that processing of your payment is properly credited to your account.
  • All checks or money orders MUST include that member’s account number in the memo field. Checks MAY NOT be postdated. A member paying by check must ensure that their check has enough funds to clear. Any check which is returned due to insufficient funds will have those costs added to their account balance and will be notified of these costs. A member whose check does not clear will be considered delinquent after the past due date.
  • A late fee will be applied to all assessments received after the payment due date.
  • Delinquent assessments shall bear interest from the due date at a rate of 6% per annum.
  • A member whose account is forwarded to the Association Attorney due to non-payment is responsible for all costs associated with the recovery of their obligation to include interest, fees and all legal costs incurred. These costs will not be waived by the Association and must be paid in full by the member before any legal action is considered resolved. Members who have had their account forwarded to the Association Attorney shall have payment applied in the following order: legal fees and costs (including attorney fees), interest, returned check charges, lien fees, other miscellaneous costs incurred during recovery process, annual assessment

Crime Watch Meeting: 8/23/2018

A Crime Watch meeting has been scheduled for Thursday, August 23rd at 7PM.  It will be held on the West side, main parking on SW 111th Lane next to the park.   Click Here for location.  We are asking that you make every effort to attend.  It is only because of those involved that we have been able to keep crime low and it is all due to those who participate in Crime Watch that this is possible.  Crime Watch doesn't work if you only get involved after you have become a victim of a crime.  

As always, a Metro Dade Police Officer will be at the meeting to discuss crime trends in our area, statistics, news of interest as well as to answer any questions from attending residents.

Notice of 2019 Annual Budget Meeting

To the members of Devon-Aire Villas Homeowners Association No. 1, Inc., 

NOTICE IS HEREBY GIVEN in accordance with the Bylaws of Devon-Aire Villas Homeowners Association No. 1, Inc. (the "Association"), that the 2019 Annual Association Budget Meeting will be held on Tuesday, September 4th, 2018, 7:30 PM at 14373 SW 142nd Street Miami FL 33186. A notice was mailed out and posted on the community bulletin boards 15 days prior to this scheduled meeting which included a copy of the proposed budget. The Board of Directors will discuss and adopt the 2019 Budget at this meeting and urge members to attend if possible.

Notice was mailed by depositing with the United States Post Office or in a letter box in a postage-paid sealed envelope by Regular Mail to each member of the Association at his or her respective address as same appears on the books of the Association.

Members which fail to receive their notice along with proposed policy by August 20th, 2018 and wish an electronic copy are asked to Contact Us.

MDPD Prescription Medication Disposal Program

MDPD has asked that we forward the following to our membership:

The Miami-Dade Police Department (MDPD) is implementing our new “Prescription Medication Disposal Program” where the public can anonymously and safely dispose of unused, expired, or unwanted prescription medications at any of MDPD’s district stations.

The initiative addresses critical public safety and public health issues. Medicines that languish in our homes are susceptible to abuse, misuse, and diversion.  Reducing the amount of unused and unwanted medications in our homes is critical to preventing prescription drug abuse.  This program is also designed to help prevent accidental poisonings and overdoses of our children.   This environmentally friendly and proper drug disposal program, will help to reduce contamination of our local landfills and water supplies.

MDPD will secure medication drop boxes conveniently in the lobby of our district stations. The community will have access to the medication drop boxes 24 hours a day, seven days a week.  Initially Kendall, Intracoastal, Northside, and South District Stations will participate.  MDPD will implement Phase II of the program, which will include the remaining district stations.

Residents of Devon-Aire Villas will find a medication drop box at the Kendall District Station located at 7707 SW 117 Ave. Help reduce the amount of unused and unwanted medicines in our homes in to prevent prescription drug abuse and accidental poisonings.

Villa of the Quarter: June 2018

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Their efforts really make our community a very desirable place to live.
The home chosen for the 2nd Quarter of 2018 belongs to Mary Moore who lives on 111th Ter. Since moving into the community 15 years ago, Mrs. Moore has always strived to keep her home looking great. On many occasions you will see her outdoors in the early mornings or late afternoons tending to the exterior maintenance of her home like her yard, painting or decorating for the season.  Over the years, she has also been busy upgrading things like her home's windows, doors, driveway, etc...  All of the effort she puts in to her home's upkeep keeps her home looking beautiful year round which makes it stand out from all the rest.  On June 3rd, 2018 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheesecake Factory gift card to Mrs. Moore. The Board of Directors wishes to thank you for all the hard work you have put into your villa. We are proud to have you in the community.

SOS 120 Street Committee: Charter School - Thousands of Cars Coming Soon

Residents of the Crossing formed a committee called SOS 120 Street Committee back in 2016 in order to bring awareness regarding the proposed charter school expansion on 122nd St.  They have asked that we forward the following information to our residents and ask those interested to sign their online petition and help with bringing awareness to this issue by forwarding this information to your neighbors and friends via email or social media.

The SOS 120th Street Committee & The Kendall Federation of Homeowner Associations held a Town Hall Meeting on 5/24/2018 to discuss the proposed expansion of a Charter School at 13300 SW 120th St. The original plans called for for the school to expand from 600 students to 3,000 students that would result in 7,400 car trips per day on SW 120th Street. Since that time, they have reduced the proposed head count to 2,250 however even at that number, it will result in very heavy congestion due to all the additional car trips required to drop off and pick up these additional students.

The SOS 120 Street Committee will be holding an emergency meeting on 5/30/2018 
to discuss the issue before it goes up for a vote by the County Commision on 5/31/2018. Come learn about this proposed school and the traffic & safety impacts it will have on our community if the expansion is approved. Please come support your community and ask questions on May 30th at the Crossings HOA Clubhouse located at 11578 SW 132nd Ave.

The The SOS 120 Street Committee is also asking for assistance in handing out the attached flyers in order to bring more attention to the issue which will affect our community. The SOS 120 Street Committee has also set up an online petition and ask that all those opposed to the charter school student expansion sign the petition located here and forward to your neighbors, friends via email and social media.  They need hundreds of signatures on this on-line petition by Wednesday so they can print them out and take them to the County Commission meeting on Thursday.

Theft: Villas West 4/8/2018

In a new low, a member woke up on Sunday morning to find that all the potted plants he had recently purchased a few weeks ago were stolen from the front of his home.  Evidently the thief is decorating their home with other people's landscaping.  The affected member resides on 122nd PL. The member filed a police report and contacted us so we could alert our membership. If anyone living on 109th LN, 122nd PL, 122nd CT or 110th LN noticed any vehicles out of place between 8 PM Saturday night and 10 AM Sunday morning and can provide relevant information regarding this theft are asked to Contact Us so we can forward that information on to police.

It goes without saying that if suspicious activity is occurring on or around the property, residents are urged to please contact Police immediately by calling their non emergency number at (305) 4-POLICE (476-5423).  If you believe that a crime is in progress, please call 911.  Do not attempt contact with any person engaging in suspicious activity and instead let Police handle the situation.  It is important that residents always file a Police report for any crime that has been committed against them, no matter how small or insignificant you think it might be.  If a report is not filed, Police have no way to determine crime trends in a community.  After filing a Police report, please let us know so we can alert the rest of or members.

The home chosen for the 1st Quarter of 2018 belongs to Kingsley & Marcia Grandison who live on 110th St CIR South. As long time members of the community, the Grandisons have always kept their home in tip top shape. On many occasions, you will find Mrs. Grandison tending to her yard, which she keeps looking beautiful.  The variety of trees, plants and other ornamental flowers really make her house stand out from all the rest. On March 10th, 2018 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Bone Fish Grill gift card to Mr. & Mrs. Grandison. The Board of Directors wishes to thank you for all the hard work you have put into your villa. We are proud to have you in the community.

AT&T Infrastructure Upgrade Issues

Back in October, we notified our members that we received notice from AT&T that they had a project to upgrade their existing infrastructure as part of job #8MW02315N.  They have already begun work in the community and are leaving door hangers at member's doors 2-3 days before they are scheduled to begin in your corresponding sections.  We have however started to receive complaints from our members regarding AT&T's work effort.  The Board of Directors & Property Manager have been in contact with the AT&T project manager and crew leads to address those issues. If you are affected in any way as a result of this work effort such as power issues, internet or phone disruptions, unable to access your property due to construction equipment or damage to your property, etc.. you are asked to Contact Us immediately so we can address those issues on your behalf. They have assured us that any disturbed areas will be restored at the end of construction but some of these concerns will need to be addressed right away.  You can see the AT&T's notice sent to us along with FAQ by Clicking Here.  We will notify members again once we have more accurate start dates.
