AT&T Infrastructure Upgrade

We have just received notice from AT&T that they have a project underway in our community in which they will be upgrading their existing infrastructure as part of job #8MW02315N.  During the days and months ahead, members & residents will see the increased presence of AT&T and their contractor Mastec on the property.  Although AT&T has stated that their planned start date is slated for July or August of 2018, members have already called in stating that they have observed some of their crews surveying the property.  When AT&T is ready to work in your section, they will leave door hangers at member's doors 2-3 days before they are scheduled to begin.  Once work commences, members will notice digging and boring throughout the community by AT&T contractors, some of which may go under easements found on members properties.  They have assured us that any disturbed areas will be restored at the end of construction.  Any member experiencing any issues as a result of AT&T activities is asked to Contact Us so we can address those issues on your behalf.  You can see the AT&T's notice sent to us along with FAQ by Clicking Here.  We will notify members again once we have more accurate start dates.

Community Cleanup & Bulk Waste Pickup Suspension

Last week we completed the cleanup of the community debris piles scattered throughout the community that were created after Hurricane Irma. Miami Dade County Solid Waste Management came through the community and picked up a great portion of that debris and the Association picked up whatever was missed. Currently Miami Dade County Solid Waste Management has temporarily suspended bulk waste pickup as they focus on cleanup efforts throughout the rest of the county.  They have no ETA on when services will resume, although some have estimated it could take as long as mid-December. As a result of this suspension, we ask that members refrain from placing any bulk waste in front of their unit. Debris piles are like magnets, attracting others to dump on those piles and if allowed to persist at a member's unit until December, anything anyone places on that pile becomes that unit owner's headache. Anyone found placing bulk waste in front of their homes will contacted and instructed to take their debris to the waste collection center located at 8000 SW 107th Ave in order to avoid an Association waste pickup which will result in extra fees for that member.  Once the county resumes bulk waste pickup services, we will let everyone know.

Your alternatives at this time, if you don't have a way to take that debris to the county waste collection center, are to hire a private waste pickup company of which there are several.  You can look into Bagster @ https://www.thebagster.com.  You purchase a $30 bag at Home Depot, Lowes or Amazon which then stores the bulk waste and you then schedule a pickup online when done filling the bag. They charge $149 for a pickup of up to 3,300 pounds of yard waste and concrete however they do have some restriction on other items so please be sure to read through their terms of service before electing to use them. Please contact us prior to using any private waste pickup company if bulk waste will be left in front of your unit to avoid any Association waste pickup charges.  You can also place a classified ad on Nextdoor.com to see if there are folks willing to take the debris to the dump for you.  If you have any questions or concerns, please Contact Us.

Storm Shutters

This is an important reminder to members which still have storm shutters in the closed/secured position or storm panels installed that they should be opened/unsecured if they have the accordion/roll down shutters or uninstalled if they are panels.  It has been 30 days since Hurricane Irma has come and gone, yet many members still have their shutters closed or installed.  This is a health and safety issue and our rules & regulations prohibit this beyond the officially declared hurricane season or unless hurricane conditions are expected to occur within 36 hours unless the unit is unoccupied in which case the member should have contacted the property manager.  We ask members to please take action promptly to avoid fines.  Members which are unable to comply due to health or other issues and need someone that can assist them in removal are asked to contact the property manager.  Please refer to our community rules & regulations for further information.

Crime Watch Meeting: 10/12/2017

A Crime Watch meeting has been scheduled for Thursday, October 12th at 7PM.  It will be held on the West side, main parking on SW 111th Lane next to the park.   Click Here for location.  We are asking that you make every effort to attend.  It is only because of those involved that we have been able to keep crime low and it is all due to those who participate in Crime Watch that this is possible.  Crime Watch doesn't work if you only get involved after you have become a victim of a crime.  

As always, a Metro Dade Police Officer will be at the meeting to discuss crime trends in our area, statistics, news of interest as well as to answer any questions from attending residents.

2018 Annual Notice of Assessment

This is to inform our members that the annual assessment invoice for $502.20 has been mailed out. We wish to thank all of our members that pay their obligation on time. The funds collected are used in the day to day operations and maintenance of our community. Our current Collections Policy & Procedure for Annual Assessment can be reviewed online by Clicking Here. To avoid any potential issues we ask that you observe the following:
  • If you do not receive your assessment invoice by October 15th, please contact us by visiting http://devonairehoa1.blogspot.com and selecting “Contact Us” to let us know.
  • Payment is due on February 1st, 2018.
  • Members may pay by Check, Money Order, eCheck or Credit Card.
  • To pay by eCheck or Credit Card please visit: http://devonairehoa1.blogspot.com/p/epay.html
  • Checks & Money Orders must be made payable to Devon-Aire Villa Homeowners Association #1, Inc and MUST be mailed in with your assessment coupon to ensure that processing of your payment is properly credited to your account.
  • Please do not submit your payment using your Bank's bill payment system. If you wish to pay online, please pay by eCheck to ensure that processing of your payment is properly credited to your account.
  • All checks or money orders MUST include that member’s account number in the memo field. Checks MAY NOT be post dated. A member paying by check must ensure that their check has enough funds to clear. Any check which is returned due to insufficient funds will have those costs added to their account balance and will be notified of these costs. A member whose check does not clear will be considered delinquent after the past due date.
  • A late fee will be applied to all assessments received after the payment due date.
  • Delinquent assessments shall bear interest from the due date at a rate of 6% per annum.
  • A member whose account is forwarded to the Association Attorney due to non-payment is responsible for all costs associated with the recovery of their obligation to include interest, fees and all legal costs incurred. These costs will not be waived by the Association and must be paid in full by the member before any legal action is considered resolved. Members who have had their account forwarded to the Association Attorney shall have payment applied in the following order: legal fees and costs (including attorney fees), interest, returned check charges, lien fees, other miscellaneous costs incurred during recovery process, annual assessment

Villa of the Quarter: September 2017

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Their efforts really make our community a very desirable place to live.


The home chosen for the 3rd Quarter of 2017 belongs to Regina Kaslofsky who lives on 111th LN and is a longtime resident of the community, having purchased her home in 1977. Ms.Kaslofsky has recently been hard at work in her garden at the front of her home as well as other home improvements such as her new decorative security bars which gives her home a distinct character. On September 24th, 2017 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Bone Fish Grill gift card to Ms.Kaslofsky. The Board of Directors wishes to thank you both for all the hard work you have put into your villa. We are proud to have you in the community.
