More Development Means More Traffic. Calusa Golf Course

Residents of Calusa have asked that we forward the following information to our residents.

For the last several years, our community has seen the result of the over development within our neighborhood.  The number one complaint we receive from our community members & residents is regarding the traffic on 122nd Ave and Killian Parkway (SW 104th St) and all traffic related issues that come with the increased population density which our streets were not meant to handle.  Recently we were made aware of plans to redevelop the Calusa Golf course into a proposed 550 home development.  That would mean that for each home of the size they plan to build, 3 to 4 cars/vehicles would inevitably come with it.  That would mean that there is a potential of up to 2,200 additional cars on the roads impacting your commute to work or school if you need to go through Killian or 122nd Ave.  If you plan to take Kendall Drive, it would also be worse off.  Of course if the covenant is released, there is nothing saying that the proposed number of homes to be built won't increase.

So how could this happen or how could it even be allowed? The owners of the golf course which makes up 168 acres of green space are petitioning the Miami Dade County Zoning Commission to release the covenant that prevents any development from occurring on that land and would then allow the owners to build homes upon it.  Also, it seems that this drama has evidently been going on for quite some time, with the owners last legal bid to build upon the land rejected by the courts. That however has not deterred plans for redevelopment.  What's more, there are some commissioners that may vote to approve the release of the covenant claiming that it would make some kind of dent in the affordable housing crisis in Miami Dade county.  With estimates of homes to be built ranging from 2,000 to 3,000 square feet on quarter acres lots, that assertion is disingenuous at best.  Homes that size will certainly not be affordable.

What can be done about it? We would also encourage our residents that really want to put a stop to this crazy over development of our community by attending the next commission meeting tentatively scheduled for March 19th at 9:30 AM at the Commission Chambers, Stephen P. Clark Center, 111 NW 1 Street, 2nd Floor.  Getting there is easy if you park your car at the Dadeland North Metrorail station and then get off at Government Center building.  Once there, you go to the first floor and sign in to receive a pass, then go to the second floor.  We encourage you to register to speak on the commission floor if you want express your traffic related frustrations to the commission and any new development that would exacerbate it.

Villa of the Quarter: March 2020

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high which benefits everyone in the community. Their efforts really make our community a very desirable place to live.
The home chosen for the 1st Quarter of 2020 belongs to Helen Piloto & Peter Pita who live on 110th ST CIR E. Having purchased their home just a little short of a year ago, they have managed to pour in numerous improvements to their villa making it stand out from those around it.  On February 29th, 2020 the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding landscaping and villa upkeep as well as a $50 Cheesecake Factory gift card. The Board of Directors wishes to thank you for all the hard work you have put into your villa. We are proud to have you in the community.

Sealcoat of Common Streets & Driveways to Begin 3/16/2020

It's been a while and it took longer than expected, but we have finally secured the necessary county permits to begin sealcoating the community roads and your personal driveways.  Within the next few days we will begin mailing out letters to our membership regarding the project.  The same letter will also be sent to tenants living in rented units. Work is scheduled to begin on 3/16/2020. As a precaution and ensure everyone is aware of the project and associated inconveniences, the soon to be mailed letter can be reviewed by Clicking Here and will also be posted on community bulletin boards.

Here are a few things that members/residents should be aware of:
  • Homeowners are responsible to edge the grass around their driveway and ensure that their drives ways are in good repair before sealing begins.
  • Vehicles left within guest parking areas to be sealcoated after 7 AM on the date their section will be worked on will be towed away at the owner's expense. Therefore, we advise you to move your vehicle(s) the day before or the early morning work is to begin. If sealcoating begins you will not be able to move your vehicle without damaging the sealcoat and will be charged for any damage if you attempt to move your vehicle once sealcoating has begun.
  • Vehicles will not be permitted to drive on the seal coated area for 48 hours after it is applied. Do not enter barricaded areas until the barricades are removed by staff. If any homeowner or tenant removes a barricade or drives on an area and damages a sealcoated area, the cost for repair will be directly billed back to the responsible homeowner. 
  • Parking will be made available in designated areas. The association has hired security officers to monitor the parking areas and maintain the integrity of the barricaded areas. Homeowners may not park on the grass of their home or block driveways or streets. They must park in designated parking areas only.
  • If it rains, seal coating will be cancelled for that day and will be rescheduled for the following day.
  • Unit owner that wish to extend their driveway, must contact us by Clicking Hereby texting us at (305) 859-1462 or by leaving voicemail at (305) 859-1462. We will put you in touch with the contractor sealcoating our community and handling the driveway extensions.  They will provide those interested with a price quote and make payment arrangements.
The inconvenience is only for a few days but your patience during this process is for the betterment of this community and the Association appreciates your cooperation. If you do not wish to have your driveway sealcoated please place a rope and sign indicating such. If your driveway is in disrepair or contains a vehicle it will not be sealcoated.

East Side: Cruelty to Animals

It has come to our attention that someone on the East side of the community has been killing muscovy ducks either by poisoning them or by some other violent means.  Within the last week and a half, we have been alerted to 7 dead ducks in the community which the Association has gone out to remove.  We want to remind everyone that killing or injuring of any animal in this fashion, no matter the reason, is cruel and also illegal.  We realize that some folks my find muscovy ducks irritating as well as a nuisance, but they are only here because someone is feeding them.

We ask our members to please let us know if they see or know of anyone feeding the ducks within the community, witness anyone being cruel or molesting them in any way or anyone driving in a manner meant to kill or injure them.  Should we continue to find any more dead or injured ducks in the community we will contact Miami Dade County Animal Services to report the incidents.
