Villa of the Quarter: September 2024



The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high, benefiting everyone in the community. This helps make our community a very desirable place to live.



The home chosen for the 3rd Quarter of 2024 belongs to Mr. & Mrs. Blanco who live on 110th ST CIR N and are long time members of the community. Since they purchased their home 20 years ago, they have always strived to keep their home looking good and are still at it having installed a stamped concrete driveway, impact windows and doors a few months ago, replaced their roof  just this month and are now getting ready to begin painting their home’s exterior. On October 13th, 2024, the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding villa upkeep as well as a $50 Cheesecake Factory gift card. The Board of Directors wishes to thank them for all the hard work they have put into their villa. We are proud to have you in the community.

2025 Annual Notice of Assessment

This is to inform our members that the annual assessment invoice for $642.27 has been mailed out. We wish to thank all of our members that pay their obligation on time. The funds collected are used in the day to day operations and maintenance of our community. Our current Collections Policy & Procedure for Annual Assessment can be reviewed online by Clicking Here. To avoid any potential issues we ask that you observe the following:
  • If you do not receive your assessment invoice by October 10th, please contact us by visiting http://devonairehoa1.blogspot.com and selecting “Contact Us” to let us know.
  • Payment is due on February 1st, 2025.
  • Members may pay by Check, Money Order, eCheck or Credit Card.
  • To pay by eCheck or Credit Card please visit: http://devonairehoa1.blogspot.com/p/epay.html
  • Checks & Money Orders must be made payable to Devon-Aire Villa Homeowners Association #1, Inc and MUST be mailed in with your assessment coupon to ensure that processing of your payment is properly credited to your account and not lost.
  • Please do not submit your payment using your Bank's bill payment system. If you wish to pay online, please pay by eCheck to ensure that processing of your payment is properly credited to your account.
  • All checks or money orders MUST include that member’s account number in the memo field. Checks MAY NOT be postdated. A member paying by check must ensure that their check has enough funds to clear. Any check which is returned due to insufficient funds will have those costs added to their account balance and will be notified of these costs. A member whose check does not clear will be considered delinquent after the past due date.
  • A late fee will be applied to all assessments received after the payment due date.
  • Delinquent assessments shall bear interest from the due date at a rate of 6% per annum.
  • A member whose account is forwarded to the Association Attorney due to non-payment is responsible for all costs associated with the recovery of their obligation to include interest, fees and all legal costs incurred. These costs will not be waived by the Association and must be paid in full by the member before any legal action is considered resolved. Members who have had their account forwarded to the Association Attorney shall have payment applied in the following order: legal fees and costs (including attorney fees), interest, returned check charges, lien fees, other miscellaneous costs incurred during recovery process, annual assessment

Notice of 2025 Annual Budget Meeting

To the members of Devon-Aire Villas Homeowners Association No. 1, Inc., 

NOTICE IS HEREBY GIVEN in accordance with the Bylaws of Devon-Aire Villas Homeowners Association No. 1, Inc. (the "Association"), that the 2025 Annual Association Budget Meeting will be held on Tuesday, September 3rd, 2024, 7:30 PM at 14373 SW 142nd Street Miami FL 33186. A notice was mailed out and posted on the community bulletin boards 15 days prior to this scheduled meeting which included a copy of the proposed budget. The Board of Directors will discuss and adopt the 2025 Budget at this meeting and urge members to attend if possible.

Notice was mailed by depositing with the United States Post Office or in a letter box in a postage-paid sealed envelope by Regular Mail to each member of the Association at his or her respective address as same appears on the books of the Association.

Members which failed to receive their notice along with proposed budget and wish an electronic copy are asked to Contact Us.

Villa of the Quarter: June 2024


The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. This helps make our community a very desirable place to live.


The home chosen for the 2nd Quarter of 2024 belongs to Mr. & Mrs. Carmona who live on 111th LN and are long time members of the community. Since they purchased their home over 25 years ago, they have always strived to keep their home looking great, upgrading both the interior and exterior of their home with modern upgrades while still keeping our community’s classic look. They have replaced and extended their driveway with stamped concreate, installed impact windows, wind resistant roof and an exceptional rear porch among other upgrades. On June 30th, 2024, the Board President & Vice President presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding villa upkeep as well as a $50 Cheesecake Factory gift card. The Board of Directors wishes to thank them for all the hard work they have put into their villa. We are proud to have you in the community.

Devon-Aire Villas: 2023 Compiled Financial Statement Notice

The Board of Directors of Devon-Aire Villas Homeowners Association #1 (hereinafter the “Association”), in order to maintain the community to the standards defined in its Declaration, Articles of Incorporation, Declaration of Restrictions, By-Laws and Rules & Regulations and in accordance with Florida Statutes Chapter 720, § 720.303(7)(a)1, have prepared a compiled financial statement for the 2023 fiscal year. This compiled financial statement can help interested Members better understand how their assessment dollars have actually been spent in the community using generally accepted accounting principles. Members of the community can request a copy of the compiled financial statement free of charge by submitting a written request to our Community Association Manager at the following address:

Community Incorporation Day

It's hard to imagine that our community will be 47 years old soon. Our community was incorporated on June 12th, 1977 and shortly thereafter 
F&R Builders Inc broke ground and began building townhouses within Section 1 and 2 which are on the West side of the community followed by Section 3 which is the East side. They built 302 homes in our community completing construction in 1978, making us one of the largest of the five Devon-Aire Villas HOAsHomes in our community started as low as $30,000 and as high as $35,000 in 1977 depending on the model and location. Adjusted for inflation our modest homes would have cost us $175,959 in today's currency but instead find that our homes are routinely listed for prices ranging from $400,000 to $460,000 depending on the home. On November 1978 F&R Builders Inc turned over control of our community to the very first elected Board of Directors at Devon-Aire Villas #1 who were Ellenor Stacholy, Linda Beebe, Bertha Marder, Alan Ehrlich and Alan Markowitz. That Board and every subsequent board since that time has had the principal responsibility of maintaining and improving upon the community in order to ensure that property values would appreciate over time. Of all the additional communities F&R Builders went on to build, our community has managed to maintain much of its original character which has resulted in homeowners retaining their homes for very long periods of time and improving upon their homes along the way.

A community managed by a Board of Directors that is active, meets regularly, invites community participation at all posted board meetings and keeps common property well maintained ensures that the community never falls into decay which would result in loss of home values. 
Nobody wants to buy a home where the homes look run down and the community grounds are neglected. Homes in our community have maintained their distinct character for 47 years thanks to the stewardship of the Board and members that have been active participants in community affairs. This would not have been possible without an active Board of Directors and community involvement. Members in our community have managed to keep their homes in great shape while at the same time stamping their mark on their homes exteriors, some of which have been recognized in our Villa of the Quarter awards. Homeowners have helped enhance their home's values by adding landscaping, storm shutters, impact windows, new front door styles, extended driveways, stamped concrete driveways, wind rated roof shingles over time. The Board of Directors has continued to improve upon the property by adding elements such as additional landscaping, lighting throughout the community, park benches, street curbing, dog waste stations, speed humps, entrance security cameras, etc.. The Board ensures that landscaping, road maintenance, catch basin maintains and other improvements continue to occur. That of course means that the Board must maintain healthy reserves while at the same time ensuring the delinquency rate within the membership remains low so that new buyers have the ability to qualify for and close on a mortgage if a home in our community does go up for sale. Mortgage lenders will often review how a Homeowners Association handles its affairs and finances before they offer a mortgage to new buyers. Having a well-managed community with a membership that does their part in maintaining their property and adhering to community standards helps home values remain high which is very important when it comes to protecting a member's investment in a property. As we approach our communities 50th birthday, we don't expect much will change other than maybe home values will continue to rise as time goes by. We wish to thank all of our membership, past and present, for helping to make our community a very desirable place to live.

Villa of the Quarter: March 2024

The Board of Directors recognizes members who go above and beyond in the upkeep of their villa within our community. These members are examples of the potential each home has when it is well maintained and also helps keep property values high, benefiting everyone in the community. This helps make our community a very desirable place to live.

The home chosen for the 1st Quarter of 2024 belongs to David & Lissette Williams who live on 110th ST CIR E. They are new to the community, having only been here for a little less than 3 years. They purchased a home that was neglected and focused their efforts in upgrading both the interior and exterior of their home to modernize and improve it. In the very short time they have owned the unit they have replaced all the exterior trim, extended their driveway, installed impact windows, replaced and extended their rear fence, repainted and redid the home’s interior but they say they’re not done yet. At the March 5th, 2024 Board meeting, the Board of Directors presented the Devon-Aire Villas #1: Villa of The Quarter award in recognition of outstanding villa upkeep as well as a $50 Cheesecake Factory gift card. The Board of Directors wishes to thank them for all the hard work they have put into their villa. We are proud to have you in the community.

Muscovy Ducks

A member of the community recently contacted the Association stating that they found a few Muscovy ducks near their home and believe that they were intentionally poisoned. We want to remind everyone that killing or injuring of any animal, no matter the reason, is cruel and also illegal.  We realize that some folks my find Muscovy ducks irritating as well as a nuisance but they are only here because someone is feeding them.

We ask our members to please let us know if they see or know of anyone feeding the ducks within the community, witness anyone being cruel or molesting them in any way or witness anyone driving in a manner meant to kill or injure them. Should we continue to find any more dead or injured ducks in the community we will contact Miami Dade County Animal Services to report the incidents.
